The largest speculative office development under construction outside London, Forbury Place will be a brand new UK headquarters building in the heart of Reading when it opens in summer 2015.
Forbury Place is now onsite and will provide Grade A office space located in a prime Reading town centre site, five minutes walk from the train station and overlooking Forbury Gardens.
Phase one will offer 185,940 square feet of office space with large and flexible floor plates of up to 26,000 sq ft - the largest in Reading town centre. Spread over the ground and seven upper floors, the building has a basement car park with capacity for 225 car parking spaces and 145 cycle spaces. There will be shower and changing facilities in a combined ‘gym’ style block in the basement and new public art linking to the public realm.
The building will have abundant landscaping and a target BREEAM rating of “Excellent” and EPC rating of “B, Forbury Place. The green credentials of the building will be bolstered by daylight dimming lighting, air source heat pumps, rainwater harvesting, photovoltaic panels, a green roof and electric car charging points.
The sixth floor terrace will have views over Forbury Garden and there will be landscaping on the ground floor connecting with Forbury Gardens’ historic context opposite. Phase 2 will add a further 185,936, creating 370,000 sq ft across the two buildings.
Forbury Place is the latest project from M&G Real Estate and Bell Hammer. It is being designed by Aukett Fitzroy Robinson architects. It is marketed by Campbell Gordon.
